Terms and Conditions of Booking
- We operate a strict no-smoking policy in our building - a minimum £50 per room cleaning charge will be applied to any room where smoking has taken place. By making a reservation you agree to not smoke on the premises of the property at any time
- All online reservations will have a Credit/Debit Card authorised using our secure online system (no monies will be debited) - please provide visibility of the card used when you arrive
- Failure to provide a valid contact telephone number may result in the reservation being cancelled
- Failure to provide valid payment card details may result in the booking reverting to 'non-guaranteed', where your room is not guaranteed to be available upon arrival
- If arrival is later than 4pm we reserve the right to debit the full charge of that night's stay to the debit/credit card and, unless agreed in advance, the room will revert to being available for others to book. If the debit/credit card declines we will relet the room
- We do not accept cheques
- Modifications to bookings after arrival are subject to cancellation charges as stipulated below
- Checkout time is 10:30am except by prior arrangement
- Failure to check out at the agreed time will attract a charge equal to £10 per part or full hour overstayed upto a maximum of 2 hours after which full rate will apply at the published rates
- Reservations are based on 2 adults per room and irrespective of number of children in a room the single occupancy rate will be applied if there are less than 2 adults in that room
- No pets are allowed
- Our Free WiFi internet access is based on you using your own Laptop. We do offer a paid internet access via a desktop computer at £1 for upto 30 minutes
- All rates include Breakfast. Please note that due to staff shortages, between 11th September 2008 and 30th September 2008 Chester Brooklands will only be able to offer Continental Breakfast, but we can offer you a Cooked Breakfast included in the price at our Chester House Guest House just 70 metres away. Thank you for your understanding.
- Breakfast is served between 7:30am and 09:00am or other times by prior arrangements
- Any damage caused to furniture, fixture and fittings will have to be paid for in full by the guest
- No pets are allowed
- We offer free car parking based on 1 car park space per room booked. Any additional cars will have to use free car parking on the roadside
- A refundable deposit of £20 or the provision by yourselves of your credit card details will be used to secure the return of the bedroom and front door keys. Loss of keys will be charged at £20 per key minimum
- Only 1 free under 5 for each full paying adult. Child rate charged for each additional under 5
- Under 5's free based on sharing adults bed otherwise £10 charge applied for bed use
- Any accidents resulting in injury must be reported immediately to the owner/agent and a record must be recorded in the accident book onsite
- Any damage caused by a guest, or theft of property from the premises will be charged back to that guest
- Failure to arrive by the specified time will result in your reservation being reverted to being unguaranteed and your room could be made available for booking by another customer.

- All outstanding charges are payable in full on arrival
- More than 1 week before arrival - a £25 per room booking fee is payable
- Between 1 week and 72 hours before arrival: 50% of the total cost is payable
- Less than 72 hours before arrival: 100% of the total cost is payable
- In the event of you modifying your reservation where it initially includes a 2 night weekend or longer, or it includes Chester Races where we have stipulated a minimum 2 night stay on the booking system we will apply a 50% surcharge to the remainder of your booking
